Buyers Package and the Buyer Representation Agreement
Buyers Agreement: The buyers agreement is a contract between Forbes & Associates - Sarah Corliss and you, the potential buyers. We are transparent about all of our business services and operations. Feel free to ask us questions about any part of our business. When you select us, to work for you, you are hiring a team that will work tirelessly for you, helping you ultimate purchase of the property you've been dreaming about.
The buyers agreement is a standard legal arrangement between our company and the potential purchaser of real estate. We use a standard contract that comes directly from the California Association of Realtors. The buyers package includes a dedicated agent to represent you, be present at property showings, guide you through contracts, negotiations and organize all the logistics that go into ordering inspections, researching and ultimately purchasing your home.
We will direct you to trusted lenders and mortgage brokers to get pre-qualification letters which are often required to visit properties, especially more expensive ones in person. Real estate showings typically require that you are accompanied and represented by a licensed real estate agent that is present with you when you visit the properties in person.
Before each showing, we gather parcel maps, surveys, additional information and directions that are pertinent to the property. We can drive together or you can follow us if its more comfortable on the way to the subject property. We will unlock the property and do a visual inspection of things while you look around. This is helpful because buyers tend to be positive, while we keep our critical minds alert, looking for cracks, water damage and other things that tell us to be cautious of and followed up on if you decided you are interested in that particular home or property.
We help you decide on what your offer might look like, write up the offers in an official "offer" for the seller, handle all the negotiations, counter-offers you might receive, schedule inspections, walk-throughs, etc. until closing days and they keys are finally handed over to you.
How long will the process take? Your home search can last a few days, or in some cases if you're looking for something special over a year. So how long your search may be can vary wildly. You may tour many houses before you find "the one" and even then sometimes inspections will lead you to decide not to purchase a particular home.
How come we need an agreement? There are lots of costs that go along with providing these types of services, the primary cost being time, but also fuel, inspections for different houses. However we only order inspections when you have an accepted offer. The inspection period begins, and you can back out of the contract if you do not like the results of any inspection. When we are serving you, we are not serving anyone else, so that is time we are investing in you. We could, and often write multiple contracts, or "offers to buy" which are either turned down, countered, then turned down, or never materialize because of what inspections turn up. Time is spent on qualifying and obtaining loans as well. Inspections cover a range of things, the structure, water systems, septic or sewage, appliances, and on the coast - if its waterfront or an ocean property, we typically recommend a qualified geologist examine the slope and make sure that you don't buy something that will one day end up in the water.
Occasionally but not often we invest lots of time (sometimes over a year) and then the client switches realtors halfway through the search and we lose all of our investment into our client and we are never compensated. The agreement is designed to also protects us from this and gives us a time period where in the case you end up buying a house that we showed you through another real estate agent, that we are still owed a commission. This time-frame is clearly documented in the agreement.
How long is the duration of the buyers agreement? This is flexible and we will work with you on the duration of the agreement, typically they are six months. However they can be canceled without any hassle, just what we stated above, if you purchasing real estate that we showed you within the stated time period after the agreement was canceled, we are still legally entitled to receive our commission. This rarely happens, but there have been cases of being shown a property and the client tries to subvert the agent, offering a slightly better price if they can remove the real estate agent from the deal.
Another reason for buyer representation for clients purchasing real estate, especially first-time buyers is that real estate purchases, contracts and transaction when buying your home can seem overwhelming and there is typically a lot of money on the table. It can be overwhelming for you when you just want to buy a house. Lenders assess this ratio to determine the borrower's ability to manage mortgage payments, with lower ratios generally indicating a stronger financial position and higher chances of loan approval. Typically no more than 36% or less. Basically - how much money goes out to your bills each month, compared to how much income you have coming in.

Section II: Living in Humboldt County - What to Expect
Humboldt County is 3,567.98 sq miles in size with a population less than 200,000 people. That's not many considering the staggering amount of natural resources and beauty here, including national forests, national parks, state parks, county parks and lots of community parks. We also have what most would consider national treasures like the largest remaining old growth coastal redwood trees and forests; these trees are the oldest and tallest trees in the world. If that doesn't win you over, the 110 miles of Northern California's rugged coastline and dozens of accessible public beaches will - that is more coastline than any other county on the Pacific Ocean. This article outlines a lot of these features in more detail, and is one reason people continue to move here.
Major cities and towns in Humboldt County are limited, and contain the majority of the population here. There are only seven incorporated cities in the entire county, all of them are in our coverage area: Trinidad, Arcata, Eureka, Blue Lake, Fortuna, Ferndale and Rio Dell.
The multitude of state and national parks, city parks, the dozens of beaches where we surf, paddleboard, fish and do boating and water-sports, Six Rivers National Forest, the hiking and mountain biking trails, our living monument of the oldest and tallest trees on the planet, the coastal redwood forests; as well as some of the lifestyle related topics: culture, economic outlook, cost-of-living, demographics, nightlife, facts and figures, even a little history to round it off.
Humboldt County is a excellent place to move to and acquire real estate. Humboldt County has the Pacific Ocean, and much of it is on private land, meaning the availability of oceanfront property, beach properties and other waterfront properties is relatively high. We have a multitude of bays, lagoons and water inlets. Several substantial rivers, some of which are designated wild and scenic, meaning undammed from headwaters to the ocean, carve their way through our mountains, wilderness areas and beautiful forests. We have the largest stands of remaining coastal redwood trees which feature the worlds tallest and oldest trees. The rural laid-back lifestyle that can be found in Humboldt is a large attractor, and the multitude of national, state and local parks. A few examples of parks that you might recognize are: Redwood National Park, Prairie Creek Redwoods, the Avenue of the Giants, Highway 101, known as "The Redwood Highway", Humboldt Lagoons State Park, Six Rivers National Forest, and plenty more.
Summary and Final Points: Most of these locations and places have features that are mirrored on private land as well, and at relatively affordable prices, thus creating an vivid and active local real estate market. Which brings us to the final point I will mentioned in the short version of why people live in Humboldt County, the fact that real estate here is relatively cheap with priceless beauty, especially when compared to the rest of the country.
Ocean Life in Humboldt County:
The Pacific Ocean is in our backyard and features the most beautiful section of coastline in Northern California. It has rugged portions with beautiful rock formations, outcroppings, sea-stacks and arches formed over millions of years of waves pounding the shore. Natural tidepools dot the local beaches and are full of life. Inside them, you'll find a wide variety of different colored sea-stars, starfish, sea-urchins, sea-anemones, crabs, fish, clams and mussels, sea-slugs and a few feet out in the sea you can even find abalone with rainbow iridescent shells.
Humboldt County Beaches:
It's not all rugged, there are also swaths of wide sandy beaches, pebble beaches, black sand beaches, beaches full of agates, moonstones and other semi-precious stones. Parts of the California Coastal National Monument are also located here, with the most recent one added being "Trinidad Head," which was designated by President Barak Obama before leaving office.
In addition to the literally dozens of beautiful public beaches that stretch from the most southern portions of Humboldt to the most Northern part of the Humboldt Coast, you'll find that there are plenty of privately owned oceanfront properties, some with beaches and others featuring epic views for enjoying evening sunsets and morning sunrises. The same goes for nearly every natural feature in the county, giving rise to a thriving real estate market with some of the most unique properties you will ever see.
Lagoon Properties:
Other forms of waterfront properties that can be purchased in the private sector include real estate on our lagoon systems in Big Lagoon and Freshwater Lagoon, both part of Humboldt Lagoons State Park. Quiet, still, freshwater (mixed with salt), perfect for fishing, kayaking and paddle boarding. Be one of the lucky buyers before these types of properties are gone.
Bayfront Living:
Find bayfront properties, starting from North to South: Trinidad Bay, College Cove and Houda Cove are all bays located in the Trinidad and Westhaven areas. Arcata Bay and Marsh is located in the Bayside, area of Arcata. Humboldt Bay, North Bay and South Bay stretch from Indianola, to Eureka, to Fields Landing by Humboldt Hill. Shelter Cove is a bay on the Lost Coast, in the town of Shelter Cove and close to the Whitethorn Area. Slightly further south you'll find Bear Harbor in the Sinkyone Wilderness area as well.
Trinidad alone has at least a dozen public beaches, and some of the most affordable oceanfront property for sale in the U.S. is located here, and other towns like Shelter Cove located in Southern Humboldt, it is another beautiful and touristy beach town, but more remote than Trinidad. The super lucky find places along the Lost Coast, which runs from Petrolia to the Sinkyone Wilderness Area. You'll even find ocean properties in places that might not come to mind at first, like McKinleyville, Loleta, Manilla and Arcata. You just need to know where to look, and that's just one thing we can help with.
Redwood Properties and Roosevelt Elk: Incredible homes and epic natural features can create awesome real estate, properties and homes. Highway 101, named "The Redwood Highway," is famously named the "Avenue of the Giants" and showcases the largest stands of coastal redwood trees on earth, containing the tallest and oldest trees in the world, some being thousands of years old.. Redwood National Park is located in Orick, and is lush and home to Fern Canyon, part of the Prairie Creek Redwoods State Park - and the location they filmed the "Jurassic Park" movie. Orick also holds the world's tallest tree. Orick is also a great place to see the Theodore Roosevelt Elk Herds that are making a comeback here.
Local, State and National Parks: Humboldt County is home to dozens of national parks, state parks, nature reserves and numerous but still incredible county and community parks, such as the Redwood Community Forest in Arcata. There are literally hundreds of thousands of forested acres, mountains and wilderness areas. Many beautiful and pristine areas in Humboldt are privately owned and the result is a wildly diverse and vibrant real estate market with magnificent places to buy and sell. There seems to be something for just about everyone.
Riverfront Properties and Mountain Living: The Six Rivers National Forest is here and hints that we have actually dozens of rivers in Humboldt, some of the major ones being the Trinity River, The Eel River, Smith River, Mad River, Van Duzen and the Mattole, just to name a few. Some rivers are designated wild and scenic, meaning there are no dams between the headwaters and the ocean. Many inland towns are located along these rivers, like Willow Creek, Salyer, Bridgeville, Korbel, Maple Creek, Alderpoint, Garberville and Redway and plenty of others.
